DEVELOPMENT  PROJECTS

THE GROVE AT COTTONWOOD

The Grove at Cottonwood community will be the first development by the Broomfield Housing Alliance (BHA). The project was designed by Caddis Collaborative and BHA has partnered with BlueLine Development as co-developer for this project which will create 40 units of affordable housing in Broomfield. Designed as a neuro-diverse community, the homes and programming are being thoughtfully designed specifically to support residents with intellectual and developmental disabilities (I/DD). All units will be 100% affordable for individuals with household incomes between 30%-60% of the area median income.

The Grove at Cottonwood has received a 9% Low Income Housing Tax Credit (LIHTC) award, providing crucial funding for the development. Groundbreaking is anticipated for Q2 of 2025, with leasing set to begin in mid 2026.

VISTA POINTE HOMES

In July, BHA completed the purchase of two parcels of vacant land in the Vista Pointe neighborhood, paving the way for the development of 55-65 new income-aligned rental units. Conveniently situated near the intersection of Main and 120th, and adjacent to several key community partners, the envisioned project aims to create a vibrant, service-rich, transit-oriented community serving some of our most vulnerable community members. This strategic acquisition supports BHA's mission to provide safe and affordable housing solutions and foster a diverse and thriving Broomfield.

BHA is moving forward with the next stage of development for the Vista Pointe land intending to provide 55-65 new income-aligned rental units. We are excited to announce that BlueLine Development Inc. has been selected as the co-developer for the project and Shopworks will be the architect. The team will be moving forward with a concept review and as plans develop, more information will be posted on this page.

Progress on the development process can be followed at the Broomfield Voice project page.

Broomfield High School: Building Futures & Homes

In an exciting collaboration between Broomfield High School, the City and County of Broomfield, and the Broomfield Housing Alliance (BHA), a unique opportunity has emerged to expand the educational landscape while addressing critical housing needs in the community.  At the heart of this partnership lies a commitment to empowering students and fostering sustainable, affordable development through a foundation course in basic residential construction.  Throughout the school year, students will work alongside instructors and contractors to build an Accessory Dwelling Unit (ADU) that will be placed with a homeowner in the Broomfield Community.

The class is designed to equip students with practical knowledge and experiences that are directly applicable to the workforce by offering a comprehensive curriculum covering structural framing, basic construction tools, applied math, blueprint reading, industry safety protocols and more.  With a focus on hands-on learning, students delve into the intricacies of residential construction while gaining invaluable skills that lay the groundwork for future careers in the construction sector. In addition, students will have the opportunity to meet and learn from contractors in different areas of the construction industry.

What are the benefits of an Accessory Dwelling Unit (ADU)?

Extra income for Homeowners: ADU’s can provide an additional income stream for homeowners who can rent out the unit.

  • Adaptability and Resilience: ADUs offer flexibility in meeting changing housing needs. They can serve as versatile living spaces for different household configurations, such as aging parents, adult children, or rental tenants.

  • Energy Efficiency: Many ADUs are designed with modern, energy-efficient features that lead to lower energy consumption and reduced greenhouse gas emissions.

  • Increased Density without Sprawl: ADUs allow for increased housing density within existing neighborhoods without the need for extensive new infrastructure or urban sprawl.

  • Affordable Housing: ADUs can offer affordable housing options for renters or homeowners, especially in high-cost urban areas where housing affordability is a challenge.

  • Community Building: ADUs can enhance the social fabric of neighborhoods by encouraging intergenerational living arrangements, fostering social interaction between neighbors, and supporting aging in place for older adults.

  • Overall, ADUs provide numerous sustainable benefits that promote environmental, economic, and social well-being at the individual, household, and community levels. By integrating ADUs into urban and suburban development strategies, communities can move towards more sustainable and resilient built environments.
